Sold Shakopee Homes

Looking back the past six months 344 Shakopee Homes have sold and many are pending or are sold subject to bank approval with offers. As we know Shakopee homes have not been coming on the market as rapidly as they used to.

All Shakopee Homes

344 Shakopee homes have sold over the last six months and the average sales was in the low 180’s range. The average sales price for all homes sold was $182,652 and those homes had on average 3 bedrooms, 2.5 bathrooms was built in 1993 with 2,025 sqft finished. That works out to be an average price per sqft of $87.74. Those homes sat on the market for an average of 135 days. Only 6 Sold Shakopee homes were over $400,000.

Shakopee Single Family Homes

223 of the 344 overall houses sold in Shakopee were considered single family dwellings. 13 sold under $100,000 and 81 under $200,000 bringing good values to the Shakopee real estate market to new buyers. Over the last 6 months single family homes have taken about 4 months to receive an offer.  65% of Sold shakopee homes were single family. The average sales price of single family homes in Shakopee was $222,444 and those homes typically had between 3-4 bedrooms 2.5 bathrooms were built in 1988 and had over 2,300 sqft. The average price per sqft was around $96.15.

Shakopee Town Homes

Typically Shakopee will have a large percentage of town homes sold, often in the mid 40% range. So far this year only about 35% of Shakopee homes sold were town homes, 121 town homes. Shakopee town homes have decreased in value SUBSTAINTILLY over the last 5 years lose almost half of their value. Town homes have lingered on the market about 149 days on average. 42 of the Town homes sold in Shakopee were under $100,000. Average sales prices were $109,316 with about 2.5 bedrooms and close to 2.5 bathrooms, built in 2000 with 1,520 sqft. Average price per sqft was low at $72.58.

Shakopee Acreage Homes

Shakopee acreage homes were far and few between with only 15 Sold Shakopee homes during the last 6 months that were over 1 acre. Of the 15 homes their values were averaging $313,067 with close to 4 bedrooms, 3 bathrooms, over 3000 sqft, built in 1989 and had average price per sqft of $108.76. The lowest price a Shakopee acreage home sold for was a Shakopee foreclosure at $153,000, the highest for $460,000/

Shakopee Foreclosures

111 of the 344 houses sold were Shakopee foreclosures average sales price was only $129,887 with 3 bedrooms, between 2-3 bathrooms, 1,709 sqft and selling quicker than most homes at 118 days on the market.

Re/Max Advantage Plus Shakopee Realtors

Re/max Advantage Plus Shakopee will be moving to a new location starting the first of the year. Re/Max Advantage Plus is a market leader in the Shakopee real estate market and has closed over 300 transactions in the Shakopee office alone year to date with many more pending transactions. Re/Max Advantage Plus, lead by real estate broker Eric Malmberg will be moving into the build Edina Realty Shakopee had occupied for 10+ years. After closing there will be extensive remodeling followed by a Grand opening in which the public is invited. A date and time has yet to be determined. Re/max Shakopee Realtors anticipate holding many Shakopee real estates seminars in the new space geared towards the shifting market. Some buyer seminars included will be first time buyer seminars, investment seminars and seminars about selling in a tough real estate market. Shakopee realtors have seemed to gravitate to the Re/Max Advantage Plus franchise over the past few years and the strength of the company is continually growing. Eric Malmberg, broker for Re/Max Advantage Plus also acquired two more Re/Max real estate franchises in Minnetonka and Chanhassen to have more market share west of the Twin Cities.

The Shakopee real estate market has been a busy one this year although with a lack of inventory. We are just over 200 active mls listings at 225, however 50 of the mls listings have some sort of contingent offer on them. Of the remaining Shakopee homes for sale listed as “active” mls listings 39 are short sale properties and 27 are consider foreclosure listings.  Being  almost 38% of the remaining inventory is considered distressed this does not leave too many Shakopee homes for sale remaining. Let’s compound another factor, Shakopee new construction homes. 28 of the remaining 175 Shakopee homes for sale are either model homes, to be built new construction or under construction homes. That leaves less than half of all Shakopee mls listings as traditional home sales.

Lennar Homes Valley Creek Crossing Shakopee | 2091 Evergreen Ln

2091 Evergreen Lane in Shakopee is the final home to be sold. Lennar Homes in Shakopee is selling their final and remaining home in Valley Creek Crossing. Lennar Homes purchase about a dozen lots previously owned by another builder last year and have sold out all Lennar homes besides their model home in Valley Creek Crossing.

The Lennar Homes Shakopee model/spec home available at 2091 Evergreen Ln, Shakopee features over 2700 sqft and includes four bedrooms all on the upper level. I have shown this Lennar Homes model before and all bedrooms are a good size as well. The finished bathrooms include a half bath on the main level and two bathrooms on the upper level including the private master bath. The master suite is quite nice and worth checking out. I think the Valley Creek Crossing neighborhood is a great location central to Shakopee schools and shopping. Shakopee Utilities Cold Weather Rules

As things start to get a bit colder, the Minnesota cold weather rule, specifically the Shakopee Utilities cold weather rules will come into effect. Each year some Shakopee Public Utility customers are not able to pay their electric bill during the cold weather due to job loss or other hardships. If a Shakopee resident can not pay their electric bill, make sure to contact Shakopee public utility company at 952-445-1988.

The Minnesota Cold Weather Rule was established to protect residential customers from service disconnection between October 15th and April 15th, usually the coldest part of the year. You need to check to see if you qualify for the protection under the following three conditions:

1) The disconnection would affect your main heat source
2) You home meets the Minnesota cold weather Rule payment plan guidelines
3) You and Shakopee Public Utilities agree to a payment plan

The Minnesota cold Weather Rule DOES NOT FORBID ALL WINTER DISCONNECTIONS. If you do receive notice of Proposed Disconnection this winter, YOU MUST ACT IMMEDIATELY.
