Shakopee New Construction – Ryland Homes Glacier Estates Pricing

After the anticipated wait, Shakopee newest development, Glacier Estates, by Ryland Homes released their pricing information.In a follow up to a previous blog post I wrote about Glacier Estates in Shakopee, here is a little more information in regards to your pockbook. With the model home soon to open mid May this should be a very busy new construction development in Shakopee. Ryland homes purchase the remaining 30 or so lots with the Glacier Estates community in Shakopee after College City Homes, Cuddigan and a few other builders back out of the development, some for financial reasons. IN a development that saw sales prices pushing over $600,000 the Glacier Estates development with now be priced much more competitively.

Ryland Homes released the pricing on the five plans they will include in the development ranging from a base of $274,990-$334,900. It appears as though the model home floor plan, The Edgewater, will base at $304,990 and feature over 2750 sqft on the upper two levels. The grand opening for the development is May 11th.

Ryland Homes Shakopee- Glacier Estates

Ryland homes a local builder in Minnesota purchased what looks to be 30 home sites in the Glacier Estate neighborhood in Shakopee, MN. According to their website prices are to be determined, but if I had to put a guess on it, I would assume they will be in the starting range of $250,000-$270,000 for their smallest model, but I will update this post once I find out. There will be five floor plans to choose from ranging in square footage from 2185-3200 sqft on the upper two floors with unfinished lower levels. Ryland Homes model, The Edgewood floor plan, looks to have their grand opening May 21st of 2011. Typically I see the model home being the best seller in communities because people can visualize the home better and this one looks to be a favorite. It is a 2756 sqft home on the upper two levels with an unfinished lower level. According to the Ryland Homes website the Edgewood model is a 4 bedroom 2.5 bath floor plan with a two car garage. I hope they decide to include a three car plan for their model because having a two story with only a two car garage tends to hurt resale. This is MUCH cheaper to do up front then say, “we will add it later”. Often times I see builders typically ask for an additional $7,500-$10,000 to put on a third stall which would ballpark to around $40-55 per month.

Glacier Estates in a nice neighborhood conveniently nestled between Eagle Creek blvd, County Road 18 and the new highway 21 with easy access to highway 169. Close to the Southbridge neighborhood in Shakopee Glacier Estates has plenty of shopping nearby. Ryland homes plucked a great area with access to large big box stores like Best Buy, Sam’s Club, Walmart, Pier One Michael’s and Home Depot. Smaller store like Petland, Sprint, Gamestop and Once Upon a Child are nearby as well, along with plenty of fast food choices and restaurants. Chipotle, Caribou Coffee, Panera Bread and Dairy Queen are some of my favorite stops. Make sure to stop by and try WineStyles, a great wine store that also has some premium beers. The owner Jason is a great guy and runs a nice business there.

Glacier Estates is such a great location because you have very easy freeway access and at the same time are close to great communities like Prior Lake and Savage. You have Prior Lake within a stones throw and Savage has SO much shopping as well. If you do not like shopping at Walmart’s grocery department Rainbow Foods and Cub Food are within probably 2 miles and easy to get to as well as the Super Target in Savage.

Glacier Estates will be within the Shakopee school district and the elementary school will be Shakopee’s newest elementary school, Eagle Creek with the exception of Jackson Elementary opening Fall 2011 on the west side of town. My wife is a fifth grade teacher within the district and I can attest for the schools if you have any questions. I think there are great teacher in the area and support them to the fullest as we live in Shakopee as well.

If you are thinking of this neighborhood make sure to contact me for any information, I do know Ryland Homes are offering incentives currently. On another note, if you are still keeping your options open for builder their is a solid local Shakopee builder to consider, F & B Construction. Take I-35W North to the County Road 42/Egan Drive exit and go West. Turn right on Hwy 13 N to McColl Drive. Turn left on McColl Drive to Couty Road 18. Turn right on County Road 18 to Eagle Creek Blvd (County Road 16. Turn left on Eagle Creek Blvd (County Road 16). Take first right on Portage Lane to Moraine Cirvle. Turn left on Moraine Circle and the Model home will be on the right.

If you are looking to stay in a bit lower price point, but like the general area Dan Patch Trail in Savage may be a great alternative for your home search. Ryland Homes offer 7 floor plan choices in the development with prices ranging from $222,990-$277,990. There is a good mix of two story homes and ramblers in Dan Patch Trail. To get to the development:

Directions from Highway 169:
Take Hwy 169 to MN-13/Savage exit. Continue towards Savage and merge onto Highway 13 North. Continue on Highway 13 North to Lynn Avenue. Turn right at Lynn Avenue and models will be on the left.
Directions from I-35W:
Take I-35W South to MN-13 South towards Shakopee. Merge onto MN-13 South to Lynn Avenue. Turn left onto Lynn Avenue and the models will be on the left.

The Parade of homes in Shakopee is underway and that are many homes in Shakopee to choose from. This year ten builders have chosen to feature their homes in Shakopee in the parade. Wensco, Inc.

With pricing starting at $190,000 an d their parade model home in Shakopee priced at $209,900 they are the least expensive new construction model in the Parade of Homes in Shakopee. This is a split entry home with just over 1,500 sqft.

Knoblach Builders, L.L.C.

Another home in the Countryside development of Shakopee. Knoblach Builders has a two story home in Shakopee priced at $319,900 with other homes in Shakopee starting at $244,900

Centex Homes

Centex homes features many models to choose from starting at $254,990. Their Parade of Homes model in Shakopee is currently priced at $361,764 with many upgrades. Located in Ridge View Estates accross the street from Eagle Creek elementary school in Shakopee, this development is a great location.

Mattamy Homes

Just East of the Centex development, Mattamy also has many model homes to choose from. Their Parade model home in Shakopee is priced at $339,900 with others priced from the $270’s.

Capstone Homes, Inc.

Capstone is in the Ridge Creek Bluff edition near the Centex neighborhood. Their model home is price comfortably at $314,900 and features almost 2,900 sqft on the upper two floors.

Hartman Homes, Inc.

An solid upper bracket home along the Shakopee and Savage border tucked in the Whispering Oaks development of Shakopee. Their model is priced at $555,000 and other homes start in the 300’s.

Rememeber there are also many great buys on exisiting homes for sale in Shakopee .  The average listing price of a two story home in Shakopee is  just over $288,000. Remember to compare the pros and cons of new construction if you are thinking of building to make sure you are choosing what is best for you and your family’s needs.

Shakopee New Construction Tips

If you are thinking of building one of the many homes in Shakopee on lots that are available you might consider weighing the positives and negatives of new construction homes in Shakopee.

Positives to New Construction in Shakopee

  • No one has ever lived in the home, clean slate
  • everything is new (roof, siding, mechanicasl, etc)
  • you have the entire history of the home
  • Many new neighbors and friends to meet
  • latest energy effient standards and code standards
  • new current design layouts
  • Taxes are not fully assessed yet

Negatives to New Construction in Shakopee

  • Window treatments needed
  • Landscaping needs to be finished
  • no mature trees typically
  • Might not have neighbors for a few years
  • Dust and messy neighborhood during construction

Shakopee new construction also tends to be more expensive overall. If you look at the current Minnesota MLS data there are 37 active homes in Shakopee with an average list price of $306,392 and an average of 2,331 sqft. Existing homes in Shakopee have an average sales price of only $261,297 for single family homes in which there are 125 homes in Shakopee currently on the market and those homes in Shakopee had an average of 2,434 sqft.

Looking at pending homes in Shakopee there  was even a lower average list price at$254,486 with 2,171 sqft for new construction, and an average sales price of $229,521 for the 32 existing homes in Shakopee with an average of 2,481 sqft.

Looking at the sold homesis hard to gage being many new construction Shakopee builders do not include their sold data in the Minnesota MLS. However taking the data from the Minnesota MLS we have, there were 86 new construction Shakopee homes sold with the last year with an average sales price of $259,297 and had an average of 2032 sqft. The 278 existing Shakopee homes in Shakopee that sold in 2010 averaged a sales price of $227,148 and had 2,333 sqft.

Shakopee New Construction Report- February 2011

Current Shakopee MLS inventory is sitting at 304 homes active in the Shakopee real estate market. of the 304 Shakopee homes for sale many are short sales and shakopee foreclosures. An article I wrote the other day tagged 44% of ALL Shakopee Homes for sale as being a short sale or foreclosure per Shakopee MLS stats. What also surprised me a bit was the number of new construction homes for sale so I wanted to break down those numbers for you.

41 homes in Shakopee are considered new construction are either  model homes, spec homes, to be built homes, Shakopee homes under construction or completed new construction. This does not included the Shakopee new construction homes not listed on the Shakopee MLS, which I’m sure there are quite a few as well. Those numbers can be obtained at the county by looking into the number of bulding permits pulled in 2011. Regardless just per the Shakopee MLS numbers that represents only about 13.5% of the Shakopee real estate market.

The Shakopee real estate market seems to be saturated with townhomes, but we are seeing few new construction townhomes buit fortunately. only 4 of the 41 active listings were townhomes in Shakopee and 2 of those are half built townhomes that went into foreclosure, but were started in 2005.

The average sale price of the  single family new construction homes listed in the Shakopee MLS is pushing just over $300,000 at 301,103. Of average those homes had 2,256 sqft at a cost of  $138.25 per sqft. Foundation size averaged 1318 and homes had on average 3.68 bedrooms and 2.78 bathrooms. It is safe to assume most Shakopee homes being built today have a three car garage.

Valley Creek Crossing Shakopee- Lennar Homes

I stopped by the model home in Valley Creek Crossing, a nice single family development in Shakopee just south of highway 169 about 1 mile. The home was a gorgeous two story with about 2,850 sqft on the upper two floors and the home had a large unfinished walkout basement ready for anyone’s finishing touches.

Lennar purchased all of the remaining lots that Cuddigan,one of the original builders in the development, owned in Valley Creek Crossing. Lennar is currently is offering six different models with varying front elevations to choose from. Their price point according to their website is $322,990-$371,990 with sqft on the upper two levels ranging from 2,701-3,075 sqft. Lenner did not skip on minimum square footage requirements per the covenants like some cheaper builder do. They really are putting out a quality product with great curb appeal.

What I like about the Valley Creek Crossing development is that it’s not in the middle of a farm field where they plopped down lot after and all the homes look the same. There are probably close to twelve builders within the development and there was an artitechual committee to help keep up the standards and look of the neighborhood. Some of these artitechual standards include have a natural material on the front of the house such as brick, stone, or hardiplank. So many of the homes in the development look different and there is a good mix of ramblers, two story homes, modified two stories and probably less than five multi-level split homes throughout the development.

The Valley Creek Crossing neighborhood has a park with multiple sets of equipment for kids of all ages, sidewalks to help keep the kiddos safe and there is even a creek that runs through the neighborhood. The original farmstead in which the land that was used to build out the development still resides by the Marschall family, long time Shakopee residents who can be seen walking on occasion.  A larger park with hockey rink and basketball court is a short distance away and you can take the sidewalk all the way there.

Shopping is very close as Target, Cub Food and many other store are within 1.5 miles. Centrally localated, Valley Creek Crossing in Shakopee is close to almost any school and currently is in the Pearson Elementary school district, however new school lines will be drawn for the 2011-12 school year with the new addition of an elementary school this fall.
